Chapter 5 - Four Hundred and Ten Thousand

Nina met us at nine Saturday morning. Her office smelled like coffee and copier toner, an ordinary place to examine the wreckage of my marriage.
She put three documents in front of me: my deed, a mortgage recorded six weeks earlier, and a purchase contract for Monday's sale.
The Cedar Bridge Capital mortgage secured $410,000. None had reached an account I controlled. The borrowing documents relied on a power of attorney supposedly signed by me, authorizing Daniel to act for the property.
"I never signed this," I said.
Nina marked it as disputed. "The signature may fool a hurried reviewer. It won't survive a proper investigation if we can establish the documents and witnesses."
The sale agreement named Briarstone Holdings LLC as buyer. The listed price was $615,000, suspiciously low compared with the most recent appraisal in the file.
"They're selling below market," I said.
"Possibly to a related party," Nina replied. "We're checking the company records."
Robert sat forward. "Natalie knows the person behind Briarstone. She said they could move fast."
"When did she tell you that?" I asked.
"Before Thanksgiving. I thought they were discussing Daniel's business building."
Daniel had opened a fleet-maintenance company last year. He'd called it a safe investment. Recently he'd stopped talking about it at all.
Nina traced two transfers from the loan disbursement schedule. One went to a company named Bellwether Services. The other cleared a debt attributed to Daniel's business. A third portion had been withheld for fees.
"Money was taken against your house," she said, "then routed to companies linked to your husband and his sister. We need the full bank records to establish every destination."
My phone buzzed with a new email from Daniel.
Come home and sign the separation papers. You'll get your share.

An attachment showed a one-page settlement. Nina scanned the fine print and stopped at paragraph nine.
"Emily," she said, "this would waive your right to challenge the mortgage."
