Chapter 4 - Harbor House

Harbor House wasn't a mansion. It was a weathered brick building on the Brooklyn waterfront where families could get a hot meal, a safe bed, and help finding work. Rose had lived there with her mother when she was eleven.

Eleanor had founded it long before Nathaniel was born. Now the land underneath it was worth a fortune.

"There's a proposal to redevelop the whole pier," Nathaniel explained in the hospital cafeteria. "Miles called it the North Quay project. Hotels, offices, expensive apartments. I told him we weren't interested."

"Your mother can stop it?"

"The property sits in a foundation. She has a founder's consent right. Without her signature, no sale."

"What happens if she dies?"

He looked at Rose sharply. Then his face changed as he understood the question.

"The foundation board takes over in thirty days. Miles advises half of them."

Nathaniel called Miles on speaker.

"Why did you contact my mother about Harbor House?"

"To explain our options," Miles answered smoothly. "Nathaniel, people have already invested millions in the proposal. It's complicated."

"Did Victoria promise them the land?"

A brief silence. "Your wife has relationships with the investors. That's not a crime."

"She nearly killed my mother."

"Careful what you say on a recorded line."

Nathaniel ended the call. His fingers stayed curled around the phone.

Rose told him about sleeping on the floor of Harbor House's family room. Eleanor used to come by without photographers or speeches, carrying homemade soup and asking children what books they liked.

"She never knew my name," Rose said. "But I knew hers."

Eleanor's lawyer, Amelia Park, arrived with a copy of the foundation charter. She confirmed the founder's consent and an extraordinary board meeting scheduled for ten the next morning.

"That meeting wasn't on the calendar yesterday," Amelia said.

Nathaniel read the agenda. Its final item was highlighted: CONTINGENCY SUCCESSION OF FOUNDER AUTHORITY.

And below it sat Victoria's signature.
