Chapter 19 - THE DAY I SAID NO

The hearing took most of a morning. Nobody shouted. Nobody dropped champagne. The room was small enough that I could hear the clock above the judge's chair.

The recorded deed of trust spoke more clearly than any of us. The original loan agreement matched the transfers from my bank account. The supposed release had serious defects, and the notarization had been challenged by the notary herself.

The court ruled that the contested release could not be used to clear the property for the proposed transaction. The sale arranged by Jessica and Grant was already dead. Separate financial and criminal investigations continued; the judge made no attempt to decide those matters from the bench.

Outside, Michael asked if we could talk privately. For the first time, I wasn't afraid of what he'd want.

“Jessica and I are separating,” he said. “My attorney says we may have to sell the house eventually to settle the debts.”

“Then sell it honestly. Pay the legitimate claims in their proper order. Start over in a place you can afford.”

“I thought you'd be angry about losing the house.”

“It was never the building I was trying to save.”

He looked at me for a long time. “I know that now.”

Months later, a lawful sale repaid my secured loan from the proceeds after the senior mortgage and closing costs. Michael still owed business debts. Neither of us got an easy ending.

Jessica contacted me once, through counsel, asking for a character letter while the fraud investigation moved forward. I declined. I also made sure she received a copy of my honest account of our physical confrontation. Both of us would have to live with what we had done.

I expected relief to feel like triumph. Instead, when I returned home, I found myself sitting at my mother's old table, crying for the family I had imagined we were.

Then the doorbell rang. Arthur the conservator stood outside holding a long, careful package.

“The photograph is ready,” he said. “I thought you might want to see what survived.”
