Chapter 5 - A Loan Against Someone Else's Home
Adam answered on the first ring and spoke as if we were still discussing my company's next hotel. "Mateo, I hear there was a misunderstanding with your mother. Vanessa's upset."
"Is there a sale pending on the Park Avenue apartment?"
A pause. "It's more complicated than a sale."
"Does my mother own it?"
"We can discuss the family intentions in private."
"That's not what I asked."
He lowered his voice. "Your father wanted you provided for. Don't create a public scandal over old paperwork."
I hung up and called Priya Shah, an attorney Sofia knew through her community legal clinic. Priya agreed to meet Mom, explained she represented Elena rather than the whole family, and asked permission to review the property records. On a shared screen, she showed us a recorded ownership history. Mom's name remained on the deed. A recent filing claimed Vanessa had power to act for her. Attached was a purchase proposal from Ninth Cedar Holdings, a company none of us recognized.
"There's also an application for a three-point-two-million-dollar bridge loan," Priya said. "It lists this apartment as collateral."
"That's impossible," I said. "Mom didn't apply."
"That is exactly what we need to establish, with evidence. I'll contact the lender and ask for an immediate hold."
Sofia leaned closer. "Who owns Ninth Cedar?"
Priya searched the state filings. Its registered agent was a firm that worked with Adam. The actual owner was hidden behind layers of companies. I recognized one routing number on the financing paperwork: it belonged to my hotel business.
I called our bookkeeper. She sounded relieved and frightened. "Mr. Alvarez, I tried to reach you yesterday. Someone moved two hundred thousand dollars from the renovation reserve. The authorization has your electronic signature."
"I never approved a transfer."

She emailed a confirmation. The beneficiary wasn't Ninth Cedar. It was a bank account in the name of DANIEL ALVAREZ.
